JOB SUMMARY:
We’re hiring a Community Manager with previous HOA management experience to take on a small, well-defined portfolio of communities. This hybrid role offers the flexibility of remote work combined with meaningful in-person engagement, without the overwhelm of an oversized portfolio.
You’ll work closely with a limited number of volunteer HOA boards, building strong, trust-based relationships and helping their communities run smoothly — from daily operations to long-term planning.
What You’ll Be Responsible For:
Lead Day-to-Day Operations: Serve as the main point of contact for homeowners and board members. Track requests, manage vendors, and keep the community running efficiently.
Board Support & Meeting Management: Prepare for and attend board and owner meetings (a mix of in-person and virtual), take minutes, and follow up on decisions and action items.
Architectural Review Coordination: Assisct the Assistant Community Manager in the ARC process in partnership with boards and consultants, ensuring guidelines are upheld and communication is clear.
Special Project Oversight: Facilitate board-approved improvements, maintenance, or vendor changes, making sure timelines and budgets stay on track.
Admin & Communication: Maintain up-to-date records, draft homeowner communications, and coordinate annual and board meetings.
Compliance Oversight: Work with inspection staff and assist with consistent enforcement and homeowner correspondence as needed.

QUALIFICATIONS:
High School Diploma
Two Year college degree preferred or combination of experience and college
Experience in Community Association Management or equivalent
CMCA certification preferred
Proficiency in Microsoft office software applications, Word, Excel, Access, Power Point
At least 18 years old with valid Oregon Driver’s License and Good Driving Record
Basic understanding of accounting principles and financial reports

DUTIES & FUNCTIONS:
Responsible for general office and clerical duties, including typing, filing, correspondence, and reports.
Ability to manage high volume of emails and phone calls in a prompt, professional manner.
Develop and maintain strong working relationships with all owners and Board members within the portfolio as well as all Aperion staff.
Act as liaison between the owners, the Board and Committees.
Perform on-site Community inspections of all properties and follow up with maintenance and compliance issues as identified.
Assist owners with questions regarding their assessments and billing.
Maintain high standards of professional appearance.
Manage in compliance with established company policies and procedures and also local, state and federal laws & regulations.
Emergency/on call duties as assigned.
Create annual operating budgets.
Ensuring the fulfillment of the Management contract which includes monthly deliverables as assigned.
