JOB SUMMARY:

Looking for a flexible part-time job where you’re not stuck at a desk all day? Join our team as a Compliance Coordinator, where you’ll spend your time driving through beautiful neighborhoods in Central Oregon, noticing details, and helping HOA communities stay well-kept and welcoming.

We’ll provide the vehicle and training — you bring your attention to detail, comfort with technology, and a love for being on the move.

What You’ll Do:

  • Cruise through communities across Central Oregon (Bend, Redmond, Sisters, Madras, La Pine, and more), inspecting properties and common areas for potential rule violations or maintenance issues.

  • Use a simple mobile app to log what you see — like RVs parked too long, overgrown lawns, or safety hazards — and upload photos or notes for the office team.

  • Stick to a weekly route of communities, but enjoy flexibility in how you structure your day. Some inspections are by car; others may require walking short distances.

  • Be the extra eyes and ears for our Community Managers, sometimes checking on special concerns or reporting urgent issues.

  • Help keep your vehicle in good shape by doing basic care like fueling, cleaning the interior, and running it through a car wash as needed.

DUTIES & FUNCTIONS:

  • Responsible for general office and clerical duties, including typing, filing, correspondence, and reports.

  • Develop and maintain strong working relationships with all Aperion staff.

  • Coordinate or perform on-site Community inspections of all properties, as directed, and follow up with maintenance and compliance issues as identified.

  • Maintain high standards of personal appearance and grooming, which may include wearing a name-tag when working or attending work/industry events.

  • Manage in compliance with established company policies and procedures and also local, state and federal laws & regulations.

To do this kind of work, you must be able to:

  • Operate a company vehicle safely for extended periods, sometimes for several hours a day, and in varying weather conditions.

  • Walk through assigned communities for inspections, as needed, in all types of weather and for extended durations.

  • Clear verbal and written communication. Effective listening skills

  • Use personal judgment and specialized knowledge to give information to people.

  • Analyze and interpret established policies.

  • High level of organization skills and ability to multitask in a fast-paced environment.

  • Conflict management and de-escalation skills.

PERFORMANCE STANDARDS: 

  • Follow all safety procedures and appropriate policies while constantly striving to improve all standards of operation.

  • Meet or exceed standards as evaluated on Aperion Management’s performance review.

QUALIFICATIONS: 

  • High School Diploma

  • Proficiency in Microsoft office software applications, Outlook, Word, Excel, Microsoft Teams.

  • Dedication, commitment, patience and maturity

  • Ability to learn from experience

  • Well organized and resourceful

  • At least 18 years old with valid Oregon Driver’s License and good driving record
