Who's Who, in Your HOA?
If it's your first time living in an HOA, it can be quite confusing to figure out who's who, and how it all works. Here's a quick description of some of the key figures that make up your HOA!
While all HOA Board are different, each one contains five basic positions: Community Manager (that’s us!), President, Vice President, Secretary and Treasurer (that’s your board of directors!). These five individuals work together to ensure your community runs smoothly and is taken care of as needed. (Sometimes in a small community one person will fill multiple roles.)
Community Manager: This is the person who advises and provides counsel to the association's board of directors on a wide variety of community issues. Every Aperion client has one! They also provide services such as site inspections and vendor management, which help your community look it’s best. As a homeowner, they’re your contact for getting your concerns addressed. The community manager assists with all parts of your HOA, from financial to individual homeowner issues.
President: This is the individual who is the CEO and leader of your association. They keep things running smoothly in order to maintain a good quality of life for your community. Presidents are the representative for your community and work alongside all other board members.
Vice President: Your vice president is responsible for performing the duties of the president in their absence, but typically shares the burden with the president even when they are present. The vice president also works alongside vendors, contractors and sometimes other specific committees within your Board, acting as another level of oversight.
Secretary: The secretary prepares all meeting materials, maintains minutes and keeps all your association's files in order. Secretaries are the keepers of important documents for your community as a whole.
Treasurer: Treasurers work alongside the other board members to create the annual operating budget and take care of all other financial needs. They work closely with the secretary in order to maintain a meticulous record of all financial transactions and proceedings in your community, maintaining funds for repairs, beautification and more.
